Water damage forensic investigations are commissioned in four primary circumstances.

Insurance coverage disputes arise when the insurer questions whether a loss is covered under the policy — typically because the insurer suspects the loss was caused by a pre-existing condition, gradual deterioration, or an excluded event rather than a sudden and accidental insured peril. The forensic investigation determines the cause and timing of the loss to assess whether it falls within the policy coverage definition.

Subrogation investigations are commissioned by an insurer who has paid a claim and seeks to recover the payment from the party whose negligence caused the loss — for example, a plumber who installed a defective fitting, a property developer whose construction defect caused water ingress, or a strata corporation that failed to maintain common property. The forensic investigation identifies the liable party and provides the evidence to support the subrogation claim.

Contractor negligence claims arise when a building owner or insurer alleges that a restoration contractor's work was inadequate — the remediation was incomplete, the scope was wrong, or the outcome was not achieved. The forensic investigation assesses the remediation against the applicable standard (IICRC S500) and the agreed scope.

Pre-litigation investigations are conducted to gather and preserve evidence before legal proceedings commence — particularly in circumstances where the evidence may deteriorate (materials continuing to dry, repairs obscuring original conditions) if not documented promptly.
